Daily Operations:We handle all aspects of renting, collecting and maintaining our residential and commercial units. We provide owners with monthly and yearly statements.
Capital Improvement:Considering an investment that requires capital improvement?  Our experience in managing building and renovation projects will free you from this time consuming job and let you take advantage of investment opportunities.
Repositioning:We’re uniquely qualified to reposition troubled properties and maintain stable properties so that issues are properly spotted and promptly handled.   It includes a strategic plan that establishes timelines for managing deferred maintenance and capital improvements.
Due Diligence:Need to establish the condition of a property? We’ll thoroughly inspect and report on the condition, potential issues and expected improvements. You’ll know what to expect before you buy.
Property Budgeting:We’ll examine property financials and develop a budget that allows you to maximize your cash flow in order to gain a higher profit.

Rental Warranty:

If we do not rent your unit in 30 days we will waive the “New Tenant Placement Commission”

(subject to reasonable/agreed market rents).

Fees & Services:

Depending on your needs, we provide several options for property management.

Lease Only: Fee One month’s rent (minimum $1000)

  • Initial meeting and consultation, includes an appraisal of rental value
  • Advertising, marketing and showing of your home
  • Thorough credit screening and rental history report of prospective tenants
  • Lease agreement provided
  • Thorough move-in inspection with photographic documentation provided
  • Complete accounting and full documentation of the transaction

Full Management: Fee 10% monthly management fee (minimum $100 a month)

  • Initial meeting and consultation, includes an appraisal of rental value
  • Advertising, marketing and showing of your home
  • Thorough credit screening and rental history report of prospective tenants
  • Lease agreement provided
  • Thorough move-in inspection with photographic documentation
  • Rent collection and enforcement of lease terms
  • Maintenance & Repair Management and monthly bill paying, including but not limited to mortgage, property tax, insurance and HOA payments
  • Detailed monthly statements and year end accounting to owners showing all transactions
  • Yearly property inspections of the entire premises
  • Thorough move out inspection and settling of the lease terms and deposit

Monthly Management Starter:Fee 8% monthly management fee (minimum $100 a month)

  • Thorough move-in inspection with photographic documentation

New Tenant Placement: Anytime we place a new tenant the fee is 1/2 month’s rent. On the Starter package the fee is 1 month’s rent.Renewals: Anytime we renew a lease with a current tenant the fee is $0
